Hi! I'm finding myself more and more eager to put my money into physical assets and build equity as we start to see the economic situation continue to grow more unstable (to be rich you must be the rich!?). I'm also over DC landlords.
I've been living in DC near 2 years, this July will be my 2-year anniversary, and I have a good federal gov't job with current job prospects to stay in the government, and thus live in DC for a longer time. With all of that in mind, like I said above, I'm eager to buy a house and start investing in my own finances and myself.
Below, I'll describe my situation in detail, but wanted to know, for first time home buyers, what are somethings you want to consider? I've heard things like try and get the down payment to be a low as possible, but put down as much money as you can. PMI's can help with monthly mortgage costs, but increases overall costs. DC has the The Home Purchase Assistance (HPAP) program and the Open Doors program, and then there are federal programs such as the FHA and USDA loans. I'm so confused and even when talking with financial advisers I am more confused.
I also know that getting a good realtor or like a professional person to consult with. Who do people recommend in the DMV area? Or, where can I look? Thank you in advance!
Personal situation: I'm 26/Single and looking to buy by 30 if not earlier (like January 2024 at the soonist time). Like I said, I'm in the federal government and don't see myself moving anytime soon. Although I'm fully remote currently, the goal job would only be telework, no fully remote option. I make ~$78k per year, I am putting 10% into my Roth, with about $28k in student debt (in deferment w/o interest), and ~760 credit score. I also have about $16k into a different Roth IRA that my grandfather contributes to.
I'm currently re-building my finances, as you can tell, but am on the road to getting a promotion in August that would garner me ~$94k per year.
Ideally, I'd like to invest in at least a 2bed/2bath. That's the minimum. I'd also like to have a W/D, central air, and hopefully upgraded appliances if possible. And also a backyard of some kind. I'm hoping for places in DC (Petworth, Mt Pleasant, Columbia Heights, Cap Hill, Admo, Mount Vernon, Logan Circle, Shaw, Chinatown, Foggy Bottom, possibly Georgetown), and then Arlington, maybe Alexandria, maybe other areas of NOVA.
Is there a way to not follow the "3x income rule" since by the time I get there I'll have lost out on gains in property value. And with the climate of the current economy, isn't it safer to put your money into physical assets? Does any one have any advice on purchasing over their capacity when you consider the various assistance programs? Have any of you had experience using these programs? How beneficial were the first time home buyer programs?

Thoughts on walking alone up and down either St Paul or Calvert at night? I live in the one neighborhood and want to go to an event in the other. I can basically see Penn Station from my apartment (or I could if it faced a different direction), so it wouldn't be a long walk-- 15ish minutes, probably.
In daylight hours I'd do it in a heartbeat, but at night, past the train station, makes me go hmmm. I've read here that some people advise against using Charles as a north/south route at night, but I'm not sure about the others.

It seems like from other discussions on Reddit I glean that the average understanding of racism is that any policy that favors one race over another is racist. This is a colorblind and weaponized definition of racism which the right has successfully utilized and is taught in our basic American education.
This definition has been used to successfully mount affirmative action challenges on behalf of Asian students who are being discriminated against in the current affirmative action scheme. Often conservative lobbyists will find an Asian or white student willing to sue the school and go to the courts to dismantle affirmative action.
I think the implementation of affirmative action that singles out Asians as too qualified is wrong; the schools have implemented affirmative action wrong. Asians are an underprivileged group who experience racism and thus should be benefactors of affirmative action.
The left’s definition of racism is, to quote Ibram X. Kendi, “a marriage of racist policies and racist ideas that produces and normalizes racial inequities.”
This definition is more complex and is not taught in schools. But racial inequity seems like an intuitive concept to understand. So by this measure, affirmative action and reparations are both Antiracist measures that are struggling against racial inequality.
Affirmative action fails to do so because of how Asians are treated and only Evanston, Illinois has implemented reparations.
I don’t understand why the basic colorblind definition of racism is the one people seem to use.

I recently put an offer down on a home in Mount Vernon. It’s a beautiful brand new home that I think was worth the money. It’s closer to the southside of Mount Vernon north of Sanford ave and east of south Fulton ave.
I’ve heard mixed things about Mount Vernon, but I haven’t had a bad experience there yet. I’d like to get thoughts on the city. I’m buying here because I think proximity to the city gives the MV a lot of potential. I understand there are structural challenges to development at the municipal level, but feels like it should start to trend the other way at some point.
Any thoughts?

Molly: *Wakes Up* Did it faint?
Anne: Well, now you see what happens when you concentrate the powers too hard.
Molly: Oh, I accidentally overused it. At least I've learned something.
All of the sudden, Jonathan came in, but something is off... He is riding using his Lightning Blade, or Nezarc's Blade according to Domino.
Anne: Uhh, is that your cat?
Molly: Yes, and what is Jonathan even doing with the Lightning Blade?
Jonathan: Molly, I think I found one of my sword new ability! It's Sword Fly!
Molly: How did you know that?
Jonathan: Remember that I can levitate my sword to come to my hand? Now I can use it as a mount to ride around anywhere.
Molly: How did you do it?
Jonathan: Well, using the concentration and balance control, it will cause this thing to float while keeping it stable.
Molly: Can I ride it?
Sasha: Wait Molly, before that... How fast does this thing go?
Jonathan: I don't know, probably as fast as I can think of.
Anne: Oh, you're the cat that Sasha sees and she told me that you are always with her. What do you do for once in a while when she's around?
Jonathan: Social therapy.
Anne: Uhhhh, ok? By the way, Sasha told you that the sword you're using was from Omega Domino's anti-god.
Jonathan: I know.
Anne: And you're using it.
Jonathan: Yes.
Anne: And then Sasha thinks that you should use it together with Molly's calamity powers. Would that be fine?
Jonathan: Does she know how to use it?
Anne: So far, she isn't proficient in doing it.
Jonathan: I'm just gonna wait. I want to see her for full potential.
Molly: Can I do it now?
Sasha: Maybe find an open yard.
Jonathan: I think I know a person who has a huge private yard.
And we went to Dorian's House because his house has the largest yard because Mr. Mendocino, hid dad, is rich to afford a huge lot.
Dorian: So just found out that the Lightning Blade can float and can be ridden. I wanna see it.
Jonathan: Alright, I will demonstrate it. Just keep distance to put safety.
He demonstrated it in Mr. Mendocino's yard, however he made a mistake. He made the sword face the ground facing part, which is the lighter color part on the Lightning blade facing against the ground, rather than facing towards it. This gives us some interesting results.
Jonathan: I'm ready, just watch. *Rides the sword, leaving lighting beams one feet away from the sword handle away from the sword.* Whoa! What did I do?
Sasha: Uhhh, I don't know.
Dorian: I think it left a lightning trail after moving around.
Molly: Jonathan I probably think you've unlocked a new ability on Lightning Blade.
Jonathan: I don't know how do I do it.
Anne: Try checking the swords orientation, maybe the way where the sword faces the ground. And it seems that the sword has to sides.
So Jonathan checked the swords orientation, and he found out that the lighter part is facing on the ground rather than facing up. He then theorizes if facing it against the ground prevents it. It was confirmed that it is like that.
Jonathan: Hmmm... I guess you're right Anne, the orientation of the sword actually affects it. If the lighter part of the sword faces down, this will activate the lightning trail. I have to flip it again just to see if this was true or just a random skill unlocked by concentrating ability.
*Tested, it works*
Jonathan: You're actually right Anne, this activates the powers of the sword. Now Molly is going to get a test ride.
Molly: I'm gonna do it.
So I set the sword in the lighter part face up, because she might do some uneccessary things that can harm her. Also I'm with her just to give some instructions.
Molly: So how do you make it safe?
Jonathan: First don't press on the sword too hard, because it will cause the sword to give weight, which makes it go down and might hurt if you touch the edges.
Molly: Ok, got it...
Jonathan: Second, be great at balancing, that should help the ride stable. You can hold the handle of the sword just to give yourself more support.
Molly: Ok, my base of support is fine and I held the handle. Whats next?
Jonathan: Don't go too fast or else you will get a whiplash that can throw you off the sword.
Molly: Alright, got all the instructions, let's do it.
Jonathan: I'm with you just to be safe.
So after following all the instructions that Jonathan gave, I tried to do it. To my surprise, it was easy.
Molly: Oh my gosh it's was actually easier than I thought!
Jonathan: Well that's just normal and the basic way to ride, let's do some tricks if I know how to use it.
Molly: Let's do a loop!
Jonathan: Alright.
Sasha: Well, seeing them together is a fine sight.
Anne: That just reminds me of friendship between me and Sprig, although less than ours.
Sasha: I guess you're right. But soon it will become like yours if they both kept it consistent.
After having fun, I decided to do it all by myself, without Jonathan's help. This is where I realize that it was easy because Jonathan was there.
Molly: Can I do it alone? It was easy to learn.
Jonathan: Are you sure?
Molly: Surely sure!
Jonathan: Ok, be careful because I don't want to be responsible for an accident.
Molly: *Tries it alone* Ok, just keep it in balance, and- *goes too fast* Jonathan I need your help!
Jonathan: Just slow down.
Molly: I think it was easier when you are around!
Jonathan: Slow down and control it properly like a skateboard.
I was struggling at first but then I finally got the hang of it.
Molly: I think I got it Jonathan!
Jonathan: Good! Now just like a skateboard, keep an eye on your surroundings because you might hit a tree or something.
It didn't take a while for what Jonathan said, I manage to hit a tree few seconds later.
Molly: TREE!!
Jonathan: MOVE UP-! *Hits the tree* Nevermind.
Molly: Well at least I didn't get hurt though.
And Aubrey, was working in this park as one of the janitors.
Aubrey: Molly? What happened to you?
Molly: Aubrey I didn't know you were there.
Aubrey: I just work here as a cleaner in this park just for extra profit, and somehow that sword manage to get stuck in the tree.
Molly: Oh, this sword floats. Jonathan owns it.
Jonathan: Molly! Oh, hey Aubrey.
Aubrey: What were you doing?
Jonathan: Testing the swords new ability of course.
Aubrey: Basil told me that sword can make lightning bolts, so be careful.
Jonathan: I know, and right now Molly had some powers.
Sasha: Uhhhh... Molly? Why did you told that to Aubrey about the calamity powers?
Aubrey: What calamity powers? Is this some child's imagination, because it looks like it is because she is a kid.
Sasha: Oh yeah, those are real. Ask Anne about it.
Aubrey: So who's Anne?
Anne: I'm here, and here's what she's referring to: Remember that Frogvasion thing?
Aubrey: I was there hearing it on the news, and you were there, then you glow blue and somehow became overpowered.
Anne: Well what you see is the Calamity Powers that I have. Right now I don't have it because I completely destroyed the stones after using it too much, just to save Amphibia.
Aubrey: Ok, what is Amphibia?
Anne: World of talking Amphibians. These three* Points at me, Sasha and Jonathan*, went back just to check in and somehow Molly got those calamity stones and now she has powers.
Aubrey: Molly, I'm going to help you. I've been to a lot of school fights and won because I know how to fight.
Molly: Yeah, but only because you went into a lot of troubles frequently.
Aubrey: I know, now I'm a changed person, with two kids, and a husband, living normally, yet I still have those skills.
Sasha: Wait, why don't you train with her?
Jonathan: I'm not sure. At some point, a kid will fight an adult in a duel, and I'm not sure Molly can do it.
Aubrey: Oh come on... I'm not gonna make it to harsh.
Jonathan: And also can someone help me get this sword off the tree? It went straight deep.
Sasha: I'll help.
So I will train with Aubrey just to control powers, learn how to fight, and Jonathan tries to get the sword off the tree. With the help of Sasha, she managed to pull it out, causing the tree to snap in half.

You find a box that's stashed full of items that were taken off of supervillains, including laser rifles, shrink rays, and remotes that powered giant mech suits.
You see an old fashioned TV playing footage of you fighting crime with two handguns and doing Olympic level gymnastics and an old timey sounding narrator describing everything that had happened. You see that the two handguns are mounted on a wall. Footage cuts to you dodging cars that are being thrown at you by a supervillain, while you unload into his chest while your partner smashes a truck over his head.
Finally, you see your own superhero costume with a domino mask and it's made out out some odd, Sci-fi material that makes it extremely bullet proof.

No experience necessary for the laborer custodial or maintenance mechanic positions. It helps on the interview but you can surely think of maintenance related experience to relay for an interview. Based on fixing things around your house, the car etc.

Pro tip: You can apply for any job that has an exam opening and the test is administered local to yourself. Make sure you're serious and score decently; you can turn down the job offer. Keep a physical copy of your exam score, I believe they are good for two years.
The reason is: These job postings can be posted externally at capacity for testing, meaning they will not allow you to take the exam if they have enough qualified applicants. However, if you have a test score on the books,
you are a qualified applicant.
Explanation of MVO/TTO to save time:
MVO= CDL B Can only drive box trucks on public roads, can drive anything for moves on postal property.
TTO= CDL A Can drive anything.
USPS provides the training. (Maintenance jobs at least. TTO and management...GOOD LUCK)
